North Dorchester Garden Community

Hyas has been providing a range of support to Dorset Council on the proposed new Garden Community at North Dorchester since 2021 with a focus on the development of a masterplan to support emerging policy and providing project management support for the overall delivery of the project.

Our role has been to work collaboratively alongside the Council and others in helping to formulate and refresh the placemaking and planning approach to the garden community. The brief to Hyas was to investigate how a new Garden Community could best be introduced to the north of Dorchester, including the relationship with the existing town, the potential scale and capacity of development, along with a framework for movement, the location and form of development and related infrastructure.

We have supported the council and other stakeholders through a period of investigation and engagement to develop an aspirational vision, development objectives and qualities of place, in the context of Garden Community principles. This has enabled the development of an emerging framework masterplan for the potential allocation area and development of associated design and policy guidance which will support and guide the delivery of the place.
