Hyas were appointed by the Enfield Council to lead a multi-disciplinary team of We Made That (design), Alan Baxter Associates (transport & heritage) and Tyler Grange (ecology & landscape) to prepare a spatial framework for the ‘Crews Hill Placemaking Area’. Hyas led the commission and project managed the different workstreams.

The framework covers an area at Crews Hill in north London, located around an under utilised railway station and mix of existing uses which will be regenerated and extended to form a sustainable rural gateway settlement providing access to the countryside and surrounding mosaic of green and blue spaces and networks. This area represents a significant opportunity for the Council to remove a large area of land in a sustainable location from the Green Belt to deliver a new sustainable neighbourhood of around 5500 homes.

The work has helped to establish a holistic vision to provide direction and coherence to multiple landowners and land promoters to illustrate the potential of the site. This was achieved by setting out clear expectations in relation to the form, quality and deliverability of the development. The work has involved a baseline review, a series of engagement sessions, and preparation of a spatial framework which defines a vision and set of design principles for the future transformation of the area.

Hyas led on the preparation of the accompanying topic paper, and provided wider support on the approach to planning policy and wider evidence base integration.
